The demand for construction of private houses increases worldwide every year. In 2018 in Russia were registered 232K private houses, in Germany were 300K, in England 241K. In Russia average price for square meter without finishing is $500, in Europe 1500$. Despite of price in Russia 75%, in Europe 50% of customers choose brick houses.

Problem - Solution

Decreasing of building quality due to cheap foreign labor and irresponsibility of architects together with construction volume increasing, new materials appearance and more strict energy-efficacy requirements. Sagoma is akin to kids blocks which are basements, walls, slabs and roofs. There are from 5 to 10 types for every element. So client chooses the best suited him accordingly soil and environment conditions and financial restrictions. Every block contains all data relevant to element of the house. These are designs, work plans, estimation, material list, work descriptions, supervision roll. Designs accomplished in colour pictures understandable to every non proficient client. That’s why Sagoma gives absolute transparency of data to both customer and contractor and eliminate mutual misunderstanding, so customer gets product of maximum quality – durable, energy efficient  home without mistakes and for determined from the scratch price. 

Customization

1. PURPOSE. Customer can choose set of structural elements which suits him accordingly his own goals: price, energy efficacy, maintenance characteristics before designs execution.

2. MONEY. The price for 1 square meter is attached to every build assemblage. Multiplying by floor space we get approximate cost of construction. Reduction of cost relatively traditional construction thanks to time savings on designing because of ready-made assemblages, on construction because of work plans and work descriptions, on procurement because of material list, on control because of supervision roll derived from work plans. Possibility for customer to supervise himself.

3. TIME. Designs are executed faster thanks to ready-made assemblages. All estimating data is prepared by architect and included in tables in designs. Contractor gets detailed production plan (WBS) and 3D assembly instruction what reduce requests to architect (RFI).

4. QUALITY. Architect does not do mistakes such as weaken structure or overreinforce it, what always end up with cost increase. Contractor thanks to assemble instructions always know the way of production and criteria of assessment.   

Business model

Customer chooses floor plans, exterior appearance and the best suited materials on the site, then place an order for primary designs which redirects to freelance architect. After primary designs are ready and confirmed, system offers full set of project documentation and construction itself.

Founded and managed a design-build company with revenue up to $2M since 2001. Architect: Alexander Gromov, 37, Bachelor in 2005, contributes in the areas of build visualization and assemblage creation, and is an expert in BIM architectural software – Archicad, Revit.

Milestones

   2011 - beginning of compiling a catalogue and execution of assemblage templates in negotiations with clients, achieving $2M revenue as a design-build company. 2014 - creation of paper catalogue, pictures + project documentation templates. 2019 renovation of catalogue.

Investments

   1 stage 6 m. = $100K. Registration in Europe country. Exit to Europe market. Creation and design of WEB application. Creation of the guide for architects.

   2 stage. 6m. - 2y. = $300K. Advertising campaign. Widening of catalogue.  

   Total $400K in 2years. With investor’s share of 30% in company and ransom of share with interest 20% per year.

Profitability

The 1st stage – 6 months. Profits are not considered.

The 2nd stage, 6mon. – 2years. Two departments are established, design and construction. The forecasted profits after 18 months should be 100 orders x $1000 x 6 months with 30% profitability = $180K for the design department. From these customers, at least 25% will order construction services, for a profit of $2,25M for the construction department (25 orders per month x $150K x 6 months x 10%).
